Development Manager | $100M+ Residential Towers

Full Lifecycle Leadership - Brisbane CBD Location

Are you a strategic property professional who thrives on the complexity of high-density vertical living? We are looking for a Development Manager to spearhead our expansion across Southeast Queensland.

This isn’t a role for someone who wants to sit in a cubicle and tick boxes. We are offering a high-autonomy, full-lifecycle position where you own the project from the first "back of the envelope" feasibility to the final settlement.

The Role

You will be the driving force behind growing a portfolio of high-density residential towers (approx. $60M - $100M) This role will take full ownership from site identification through to settlement. The owner is well financed and with a real appitite to develope and grow the portfolio across Brisbane and Moreton Bay.

Key Responsibilities:

• Site Identification & Acquisition: Use your network to source off-market opportunities and prime high-density sites.

• Rigorous Feasibility: Run the numbers ($DAT$ and $IRR$ models) to ensure project viability and maximum uplift.

• Stakeholder Management: Navigate the complexities of local councils, consultants, and top-tier builders.

• Full Lifecycle Oversight: Manage the DA process, design development, marketing/sales strategy, and construction delivery.

Who You Are

You’re a "closer" with a keen eye for design and a solid grasp of the numbers. You don’t need your hand held, and you’re ready to take the lead on landmark projects.

• Proven Track Record: You’ve successfully delivered mid-to-high density residential towers (10+ storeys).

• Local Expertise: Deep knowledge of the SEQ property market and planning codes.

• The "Developer Mindset": You understand that development is as much about relationship-building and negotiation as it is about concrete and steel.

• Financial Literacy: Expert-level capability in project feasibilities and cash flow management.
